What a fabulous property for a crowd. Loads of room for everyone and exceptionally well equipped. Fantastic central location, we marvelled at how we all 11 of us staying and 13 in total at dinner time fit very comfortably around the table. Superb and very much recommended.

Lovely big house and very well situated. Kitchen mainly well equipped. Great having two communal spaces as children could be hived off safely downstairs! Bedrooms and bathrooms great except several of the mattresses need replacing. We could not get the sauna to work there were several sensible proposals in the guest book, but none appear to have been implemented Lighting in main living room needs some more ambience a couple of standard lamps or side lamps would help. No soap dishes in showers Little things like that would make it perfect.

So good we've booked again
The house was excellent for our big family gathering, offering a comfortable, setting where all guests could enjoy time together. The games room was particularly enjoyed by our four grandchildren. The kitchen and bathing facilities were good. We were pleasantly surprised at how quiet the house was at night no disturbance of sleep. My son is planning to book this house again for a weekend break with friends.
This is the third year in a row that we have been to Arlington House and we are hoping to go again next year! The accommodation is perfect for our large family and the house is so well equipped. The grandchildren love the downstairs play area and the table tennis was a welcome addition which the adults really enjoyed too. The location is also ideal being a short walk from a very well equipped park and close to good shops, cafes and restaurants. There is plenty of parking nearby and lots of lovely places to visit in the vicinity.

Accommodation was spotless and how lovely to be left 2 bottles of wine, plenty of tea and coffee and biscuits! With each bedroom having its own bathroom its just perfect. The pool cues could do with updating but other than that no complaints at all.

Amazing property. Fantastic Recreation room with TV, plenty of seating and much appreciated pool table. Just sorry the fuse ball table was not available. Sauna an extra treat. Bring pound coins if you're going to give it a try The living area open plan and very pleasant. Bedrooms well fitted out. Only a few minutes to any shop you could possibly want. I would certainly recommend Arlington House.
1010 accommodation. What a fantastic house for a trip away with friends. The chill out game room downstairs is perfect and the sauna is a great addition. All rooms were lovely. Comfy beds. Superb location. Clean. And maybe it was a 3 minute walk into town? So good. Thanks

Arlington House was a perfect choice for a family gathering. The position was central but quiet, and it was easy to access both the town and the beautiful area. The house was thoughtfully planned, generously equipped and spotlessly clean the games room was a great asset, and the outside terraces a lovely extension of the living areas. We could only park two cars at the house one on the forecourt and one on the street but found plenty of space nearby so it was no problem. We have stayed in plenty of houses for our annual time together, and agreed that this one was the nicest yet we hope to return!

The house is great with lots of room. The lower basement is a little dark and the children werent happy to sleep there as it was a bit cold. Although the thermostat was in the basement, if that was warm then the rest of the house was too hot. Perhaps a portable heater might be useful? Microwave was very slow might need upgrading? Otherwise everything was brilliant and 14 of us were very comfortable. Everything was very clean and all linen provided.

A great house that easily accommodated my family of 16,celebrating my wife's 70th birthday. We were 10 adults, 3 children and one infant. Facilities were excellent and everything was clean and tidy on arrival. A great location for Matlock and handy for getting out to other places. Only issue is messing about with parking, with 4 cars to sort out but minor inconvenience compared to the fun we had.
Absolutely lovely house big enough for our large group, but with lots of comfy communal spaces. The pool table was a huge hit! Great location, a short walk from all Matlock's amenities, and a short drive from some gorgeous walks. We'd love to come back.

Just back from a fantastic stay with a large group of friends. The house is beautiful and most of the rooms are ensuite. The kitchen is large and v well equipped just what you need for catering for a big group of people. There are lots of great social areas on the ground and lower ground floor to call it a basement would be an injustice!!. The lower ground floor would suit kids and big kids alike. There's a pool table and great tv viewing area. Also a little kitchenette to prepare snacks or make drinks. I would not hesitate to come back here and I got a lot of credit for booking. The only suggestion I can make and it's tiny is to get a WiFi booster for the lower ground floor. We struggled to get a WiFi signal for the firestick to watch sports downstairs on tv. We hot spotted off a mobile phone as a work around.
Fantastic property in a great location. Photos don't do it justice. Couple of minor issues when we arrived but we contacted the owner and she sorted them straight away.

It was the perfect accommodation for 15 of us to have a weekend away in celebration of a 30th birthday the property definitely far exceeds the pictures! The bedrooms were spacious and all came with their own en suite bathroom, which we hadn't expected. The communal areas are also really spacious and nicely decorated the additional basement space was decked out with a pool table, sofas and additional fridges, and made for the perfect party space. The location is ideal, near local shops and nice cafes and bars. Our only slight issue was that ar first the WiFi and hot water didn't work, but the hosts were super attentive and kindly came round to sort it as soon as they could. Overall a fantastic stay
Disappointing that received no response to a complaint that there was limited hot water, just to 2 of the properties bathshowers in fact. Similarly, heating was not to all of the house. Did not pick up on this earlier in the week as it was only on the Friday and Saturday nights that most of the bedrooms were in use

A comfortable, warm and spacious house in a lovely location. Lots of bedrooms, all with WCs and plenty of bathrooms and good kitchen facilities. Our large group of friends had a great long weekend and hope to return.

Really enjoyed the property. We managed to get most of the cars parked outside the property which was great, alternative parking was quite close. Just to confirm all bedrooms had a toilet and sinks but not all had showers, however there was a bathroom on each floor. Very well equipped and comfortable for 13 people to stay. Really worked well for a group booking.

We had an amazing stay here. The house was a great size for our big family, the bathrooms in l bedrooms were really handy and the house has everything you need. We were slightly worried about parking but it wasn't an issue. You can fit two cars at the house and then we parked the others a few roads away.
Fantastic centrally located property. Easy to find and local amenities incredibly accessible. Plenty of room for 14 of us to spread out without feeling too distant from one another. Bedrooms were comfortable and clean, and en suites were an added bonus. We found the drive and white line were enough parking for 3 relatively large cars, and the others found a very reasonable car park a short walk away. We were surprised to find street parking is only available for an hour so this is maybe unclear in the listing. A few things could do with some maintenance such as ground WC door, some wobbly dining chairs, and the pool table but overall an incredibly pleasant stay! Some extra large saucepans would be helpful as we found cooking for a large group difficult with the ones provided. We all said we would happily stay at Arlington again! Thank you
We wrote a comprehensive report in the Visitors' book but weren't 100 sure all comments have been read by owners as some of our points had already been raised but clearly not addressed. Overall everything was very positive, very clean and great facilities but there were some not so good points eg edges on the Pool table ie there were none although we weren't overly bothered by this and the absence of the publicised Hot Tub which did matter to us. Smaller issues would be addition of full length mirrors in rooms and shower caddies. It would have been helpful to have recommendations for eating out etc. But, as I said, we were generally very pleased with the whole place.
We had a fabulous stay with you. The house was great, location amazing for walking into town.. It was clean and comfortable. Loved the items left for us to use. Will definitely visit again. Just a couple of issues which will help the visitors experience, The main front door, the handle knob is loose and comes away in your hand. Bedroom 4's door does not close. One bathroom with bath and shower could do with a slip mat, You mention in your folder residents parking permits were by the front door, but we never saw anything. None of these spoilt our stay. Just little feedbacks. Thank you

We had a great time at Arlington house and suited our need perfectly. They layout worked really well as reach family could have their own floor and it could be shut off. Have a place with so much room made having everyone together so much easier. The property is well stocked and had everything we needed except maybe a hairdryer!

This was a property where the photos did not do justice to the amount of space we had across the four floors. With a mix of adults and children four families we loved the two separate socialising spaces and how little sound travelled around the house too. I was so impressed with the contact we had beforehand to ensure the beds were made up correctly for our group. We loved the fact that we could walk to coffee shops, shops, Matlock Bath etc. etc. It gave the flexibility for the older teens to head off and be independent when they wanted to. We got one car on the front paved area, then one on the white line blocking the house drive. We found close on street parking quite easily for the other two cars. I like a firm mattress and found our double mattress was a little tired and soft. That may just be personal preference though! No one else in the party commented on their beds so I guess they were fine. Thank you for providing a great 'home' for our family Christmas.

The house was brilliant and perfect for our needs. There were 8 of us mums and to have a toilet in every room was great. The dining room was a lovely place to congregate over food and the cellar was brilliant with the pool table and tv. The kitchen had everything in it that we needed to cook a massive Christmas dinner! We had a fantastic time and Danielle was really friendly and super responsive when we needed her. The heating didn't work in the top floors the first night but Danielle immediately came and sorted this out as soon as we contacted her, bought a part and fixed it the same day, we couldn't have asked for more. The location was great, a 2 min walk into Matlock but so quiet at night. The spa was a lovely treat too! We will definitely be back again!
Lovely property in a good location
Absolutely fantastic stay at Arlington house, catered for our large party. Facilities are excellent and the games room a massive hit all round. All en suite shower rooms were a bonus . We will be booking again at this venue.

An excellent base for a walking group, with all bedrooms both large and ensuite and very efficient heating. The basement lounge and games room proved invaluable when we returned with sodden clothing! The underfloor heating was a boon.
Beautiful house, spotlessly clean, fully equipped for all our needs. Nearby long stay parking was helpful. Perfectly situated for shops, bars and restaurants would highly recommend fort a large party booking. Thank you
