Just a lovely place to stay! I had to stay here more than I would normally when away as we were in the middle of a heatwave and obviously I didnt want to leave the dog by herself in a strange place. Comfortable, cool thankfully and large it was a real pleasure to stay in. We sat outside most nights, had a BBQ and were grateful for the field to take Maggie for a wee in without having to worry about hot pavements. Dave, Sue and neighbours are all lovely and really helpful. All in all a really lovely place to stay in a beautiful part of the country. Southwell definitely worth a mention for the workhouse and Minster, The Elm Tree Heath is 20 minutes drive away and is worth the drive for dinner.
Booked the cottage for a family Christmas, as I relocated to Greece a few years back and wanted to spend this year in the UK with family that live locally. The cottage is a great size and perfectly accommodated 6 people for both Xmas day and Boxing day dinners. The kitchen is well stocked with everything you need to cook a meal with. The bedrooms are large, with 2 rooms having ensuite toilets. The cottage felt so cosy, inviting and warm and was decorated for Christmas in readiness for our stay. Great communication from Dave the host regarding directions and arrival times. I would absolutely book again.

Really warm, comfortable stay. Well kitted out and spotless. A very enjoyable break and we will definitely return. Not far from amenities and great walks. Owners very helpful and friendly.
A nice well appointed property. Well equipped, comfortable beds, good facilities. One small problem the proprietary is advertised as for up to 7 people but the dining and seating area only has seating for a maximum 6 guests. Not a massive problem but could be for larger parties. The cottage is very close to places of interest and travelling around was easy.
Enjoyed our stay. Great communication throughout. Excellent tips for local eating. Good facilities and comfortable beds. Really liked sitting in the front garden with a coffee in the morning, planning the day ahead.
Brilliant 4 bed house with separate kitchen, dining and living rooms. Beautifully maintained. The kitchen tap drips which didn't bother us as we didn't socialise in the kitchen. We requested two cots and one didn't have a mattress, which could've been a big issue but fortunately my sister hadn't left home so could bring one. I'm sure this will be resolved before the next visitors come.

We had a lovely stay at the cottage. The beds were comfortable and it was nice that towels were provided. The kitchen was well equipped. Some games were provided which we made good use of in the evenings. A little Robin visits daily in the garden for some food,so look out for him.
There were 4 adults and a small dog in our group, we had a wonderful stay at the cottage. It was certainly unique, spotlessly clean and very spacious. Everything you could possibly need was there and as we were very lucky with the weather we were also able to enjoy the beautiful peaceful garden. We would all love to return.

Perfect location for our weekend. Extremely clean and comfortable, definitely quirky, it was great that we could bring our dog too. We missed not having a dishwasher but we coped!!! Informative helpful host.

An extremely pleasant stay in comfortable, well equipped surroundings. The property was an ideal base initially for our family gathering and then friends. The cottage is tastefully furnished in a traditional style that enhances the homely feel. The extra fridge and the table top freezer proved to be invaluable for the number of people staying in the property. We will certainly consider a future stay so that we could further explore the surrounding area
Just a cottage is more than just a cottage. The setting is beautiful, with lovely walks on the doorstep. The cottage is spacious and very comfortable, situated near local shops and pubs. I highly recommend this cottage and look forward to another stay in the future.

We had a great week at 'Just a Cottage'. Wished we'd booked for longer. Everything we needed was there and we were very comfortable. The cottage garden is lovely and we sat outdoors almost every morning. We'd read about the robin who visits the garden, but we didn't expect it to be quite so tame. It was there on the doorstep when we opened up each day. Thanks to Dave and Susan for the welcome chocs etc. They were much appreciated. Great location close to plenty of activities and walks. Recommended.

Just a Cottage was a home from home experience. It was spacious, had all homely comforts and well furnished. We booked this cottage because of the fantastic reviews. Our story is totally different. It took us the first hour upon arrival to clean the absolutely filthy kitchen. Dried food on cutting boards, tea stain drips down the cupboards, dog hairs stuck to washing up bottle, tea stain rings inside cups. The kettle didnt work, without holding down the button until it boiled. Outside lights PIR didnt work. We left a 3 page list of errors, and sent accompanying photos the response was?. Nobody else has complained..I could go on and mention everything on the 3 page document but whats the point nobody else has complained my advice ..avoid like the plague lets see if this is published hey?
This lovely well, appointed cottage is ideal for exploring the Peak District and Nottingham areas. The neighbours in the house next door who live there permanently were really nice and very friendly. The internet connection was not too good and worked a bit better if you were in the lounge. Could probably do with a booster. That said do you really need the internet when on holiday? The cottage was very comfortable and well equipped and quite quirky especially upstairs. There was a very nice garden with table and chairs to sit and just enjoy the sunshine or, to eat out. There were two fridges one very useful for the drinks. There was no dishwasher but we managed without it for a week. There was a little welcome pack of Orange Juice, Milk and a tin of chocolates which was a nice thought. Unlike a previous reviewer we did not see a busy dairy farm nor heavy farm machinery and can only assume they were at a different cottage. We all had a fabulous stay and would not hesitate to give it 5 stars or to return for a further stay.

A fantastic cottage, in easy reach if so many lovely and interesting places in the region makes this an ideal base to explore Derbyshire and the Peaks. The cottage had every amenity and was spotlessly clean throughout. It really felt like a home from home.
The holiday cottage was lovely and set in beautiful surroundings. The garden and patio get sun and shade at different times so theres always somewhere cool or sunny to sit and enjoy meals al fresco. Exceptionally clean and full of all the little provisions usually not supplied in selfcatering properties, which was a lovely added bonus tin foil, washing up liquid, hand wash at every sink etc. The welcome gift of fresh milk, orange juice and chocolates was also a lovely extra touch. The owner Dave is also friendly and helpful, full of information about the local area and Susan is a lovely, helpful lady, who calls to check if everything is OK when you are settled. There are many shops within the local area for provisions. There's local woodland and a paddock for dog walking there can be sheep in the field next door to the paddock though and there is another woodland area and a local reservoir nearby for two other long, possible offlead, walks within just a short road walk away. We have only holidayed in the UK since owning our first Spaniel over 8 years ago and I can honestly say this is one of the best properties we have had the pleasure of holidaying in. Thank you.

We had the most incredible stay at Just a Cottage. The cottage is thoughtfully and stylishly furnished, with very traditional touches. It was very homely and all of the beds super comfortable. The grounds and gardens are beautifully kept and we took every opportunity to be in the garden and enjoy the surroundings. You can take lovely walks nearby and we enjoyed the many local parks, attractions and the steam railway. Dave was the nicest host and sent informative emails and supported our stay in every way possible. We appreciated the tea and coffee provided and thoroughly enjoyed our stay, which was made all the more special due to the kindness of our host. Thank you so much we will be back!
Just a cottage is a little gem beautifully situated to take advantage of the Derbyshire Dales. It is beautifully furnished and accommodates seven people with no problem. It is spotlessly clean and a credit to the owner.
The cottage itself was absolutely gorgeous, finished to a beautifully high standard and with plenty of space for 7 adults and a puppy. The underfloor heating in the kitchen was a real dream! When we had a problem with the hot water Dave sorted it out for us immediately. It is ideally located for local attractions. Dave was very communicative and friendly, giving us advice on local walks and things to do and was very understanding about breakages. We really enjoyed our stay and would not hesitate to recommend this cottage!

The cottage was one of the warmest, most comfortable places we have ever rented underfloor heating has a lot to recommend it! Loved the decor, chosen specifically to blend in with age of the property, including the vintage china the double bedrooms were a terrific size and the kitchen was well equipped. We didn't use the outside seating area as it was still too cold, but in high summer would be very useful. Loved the position of the cottage near walks and a reservoir, where we saw lots of wildlife. Short drives to famous towns e.g. Bakewell, Ashbourne and Matlock, but the peaks and Dales accessible too. Netflix on the t.v. was good, when it rained for one day! Helpful, friendly owner and housekeeper. We hope to go back.
Wonderful warm and cosy house. Spotlessly clean. Kitchen cupboards well stocked. Only need in rooms was a hairdryer to share. We had a great family gathering at Christmas and appreciated the sparkly Christmas decorations!
We used Just a Cottage for a family preChristmas catch up and it was a perfect place and cottage to meet. The house was very well appointed and felt spacious for all seven of us to meet and spend a kind weekend together. Dave was a really great host and called beforehand to give us some top tips for our visit. We would definitely book the house again!
We had a wonderful time. The cottage is beautiful and the facilities are very good. The bedrooms were immaculate and all found their beds to be comfortable. The owner went out of his way to welcome us with a telephone conversation about how to find the key box and other facilities available in the area. He was very helpful and when we found the heating was not working he arranged for it to be resolved immediately, For anyone staying for a longer period the utilities room is well provided with washing and ironing capacity. Would happily visit again and recommend it to others.

A really great cottage, plenty of space and nicely presented. We found it to be very comfortable and it had everything we needed. We found plenty to do in the area and further afield.
The cottage itself was lovely, lots of space and well provided with kitchen items. A kind welcome pack of milk, juice and chocolates was a lovely start to our holiday. The outlook across from the cottage is rural, with sheep grazing in the field, which our daughter loved to see each morning! Took us a while to locate the walk to the wood from the cottage, we have left instructions in the guest book as it is lovely once you find it! The main road, which is 100 yards from the cottage, is very busy and exiting the property by car is troublesome. The direct locality isn't particularly rural, but on the plus side there are plenty of options for shopping and take aways locally. There isn't a dishwasher, it would just make self catering for a larger group easier if one could be accommodated in the future. Overall the cottage is really comfortable and within half an hour of many interesting places. We used it as a base to visit Chatsworth, Carsington Water, Gulliver's Kingdom, Bakewell and many beautiful Peak District villages.
