What a super house, everything you need, really enjoyed the hot tub. Great location, comfy beds.
Great, quirky little place in a fabulous location for Matlock Bath

Lovely comfortable home perfect for an intergenerational family holiday. It was so nice to be together in the huge lounge but still able to do different things like board games with the younger ones at the big dining table whilst other adults could read and listen to music. The kitchen has a great size cooker for a large family. Plenty of cupboard and fridge freezer space. The hot tub was perfect. We could adjust the temperature which was helpful with different age groups using it. The house heating worked really well and the house was cosy and warm during a wet and cold half term. The owners are generous with vital supplies like loo roll, dish washer tablets etc which was handy as there are no shops close by. However Sainsburys in Matlock was very useful. Parking was fine but this may be different in busier months but we coped ok. My husband parked in the garage in our Kuga. He found it easier to reverse in. The studio was perfect for our adult son warm cosy with a lovely bathroom. We had beautiful walks in lathkill Dale, Chatsworth and we all climbed up to Riber Castle with stunning views. That walk is highly recommended starting from The heights of Abraham. The cost of the cottage for a week was very reasonable. The communication with the owner was very helpful. My young grandchildren loved Matlock Bath and the house and keep asking when we can go back

Wonderful stay at Kirkham House. Had a lovely time. Beautiful scenery and amazing set up in the house. Warm and cosy, great sound system, hot tub was great, stayed for Christmas and extra bits with the decoration and tree made it that bit more special. Would recommend and would stay again!

This was our second year in a row staying In Kirkham house and we really enjoyed our stay. The area in the centre of Matlock bath is ideal with lots of cafes, pubs and shops close by. The welcome pack is lovely and the house was very comfortable and well equipped. We were just very disappointed that the hot tub wasnt working, the first 2 days it was just about warm enough to use but the rest of the week it had gone cold and needed repairing so was unusable.

We had a lovely stay and the house was in a perfect location, including an ideal view of the firework display! Nice welcome pack and helpful owner too. On the downside, the bathroom clearly suffers from poor ventilation lots of mould around the shower and particularly on the shower head. Disappointingly, the hit tub was unusable only half full, water was slimy, needs a new filter and exposed, sharp metal on the casing is dangerous.
House was fantastic for our girly get away, local to the village bars and restaurants.
Lovely cottage , lovely welcome pack, lovely part of the Country to explore, ideally placed in Matlock bath 5 mins walk to Gulliver's kingdom or the heights of Abraham, High street and river right outside your door. Owner was available to answer any questions. Thanks for the stay.

It is a lovely house which is centrally located. The bedding and towels are immaculate and the beds very comfortable in the main house. We did not use the studio at all but did have a sneaky peek, The two chars under the raised bed platform have been removed and a sofa bed is there instead, think it's a single with a raised double above. The kitchen has everything you could ask for including a great espresso coffee machine bring your own beans. It has the most cutlery I have ever seen in a holiday home, there is loads. We only used the hot tub once due to weather but couldn't fathom out why some jets were off, we downloaded the user manual for it and set it away. The bedrooms are all spacious and nicely decorated with smart TV in each room. The Bathroom is roomy and spacious with waterfall bath filler double ended bath, free standing vanity and large shower enclosure. The toilet is separate and next door to the bathroom, could do with an extra loo in the main house as the studio is not accessible via the main house. I had no issues parking in the garage and drove straight in and reversed out easily, our second car was parked at the top of the hill on the flat road for the week without issue. I got there first and both key lock boxes were jammed, however after a bit of a struggle I got into the studio one. Neil the owner arranged for both lock boxes to be changed and this was done before we left. I enjoyed sitting on the little terrace watching the world go by and Poppy our spaniel loved to say hi to all the passers by. The house in a nutshell is lovely, great location, has great amenities and a really nice welcome pack on arrival, Neil is helpful and prompt if problems arise and he's a great host. We will definitely go back to Kirkham House

Great location, lovely house as described with 3 bedrooms and bathroom upstairs, and plenty of room downstairs to spread out with a little garden to take advantage of any sun. Clear instructions and owner was on hand should we need anything. An excellent place to get away in Matlock Bath.

We had an enjoyable stay. The house had everything we needed and we were sent instructions for accesspasswords etc in good time. The welcome goodies were a really nice touch. Location was really good and although a tight squeeze the garage for parking the car was very helpful. We would happily stay again.

Kirkham House had everything and more for our short stay. The host was available with our questions prior to and during our stay. Plenty of room for the 7 and studio was a bonus. Right in the centre of this Lovely town with coffee shops, cafes, pubs, and plenty of fish and chip shops. The welcome pack was much appreciated. Thank you
Very nice house and comfortable
Perfect location. Totally enjoyed the hot tub. And drinks on the terrace watching the world go by. Enjoyed been able to walk into Matlock . Vistor attractions , pubs and restaurants.

We had a lovely mid week break. The walks were brilliant and then we could have a nice soak in the hot tub. Local pubs were OK too. There is a glass panel on the bathroom door that could do with a blind putting on it. Although it's not clear glass you can still see through it. Beds were comfy too. The host was easy to get in touch with and left us a lovely welcome pack to get the holiday started!
Lovely relaxing stay, perfect location
A fabulous property is a must if you want to visit Matlock Bath. Clean accommodation which had a real homely deal to it. The living area is great for chilling out in after a day out. Would definitely recommend

We had a fabulous winter break in Matlock Bath! The weather was great which meant for lots of days out exploring followed by cozy evenings in the comfortable lounge area after a dip in the hottub!! The facilities were good enough to cook our own dinners or there were plenty of options of places to eat out with the Fishpond pub a short walk away and an abundance of chippies and a yummy Chinese very close by. We were a bit out of season so not everywhere open all the time and the cable car to the Heights of Abraham was closed still but we walked up anyway and the views were spectacular. Slept really well in the super comfortable beds and the shower was hot and powerful after a morning run! Couple of issues with working out the amazing Sonos sound system and the heating but a quick text to owner Neil who couldnt have been more helpful with his quick responses! Overall a great week and we will be back to explore more of this beautiful part of the world soon I hope!

Lovely house, had a great Christmas with family. Boxing Day raft race was good fun. Everything in advert as described. Host very quick response to any queries. 1 tip is if you stay out of season speak to the hotel they allowed us to park in their spaces right next to the house for a small fee!!

Lovely victorian house in a perfect location, just less than a minute to Matlock Bath, deceptively large too, beds were so comfy with good quality bedding, it's the little things like that and the fab welcome pack that you remember. Neil and Helen sorry if I've got that wrong were both friendly, easy to reach and quick to respond to any questions or queries we had. Definitely a 1010 from us ! We're a group of 50 friends, eight of us all together, Kirkham House was perfect for our break away

Lovely house right in the centre of matlock bath. Location wise it is perfect! Hosts are lovely and very approachable. Would go back and always planning our next stay! The annex is perfect for those who want a little break from the rest of us too!

We thoroughly enjoyed out stay here. The location was perfect as everything was so close there was no need to drive some days. The house was clean, comfortable and warm. The facilities were great from the hot tub to the sound system. We will definitely be back and would not hesitate to recommend this lovely house.
A great stay in Kirkham House, the house is in a fab spot with lovely views. There were 6 of us with a couple of the teenagers going in the studio and this worked really well. Wed definitely recommend and stay again, we love the area! Thanks for having us.
Overall Kirkham house generally was a lovely place and well equipped suitable for all sizes of family. Plenty of room, three large double bedrooms and a studio for the young ones.Good sized garage to get your car in albeit a bit of a knack to get down the driveway and to do a 90 turn in such a tight space. Good base for seeing the peak district local amenities good especially if you want fish and chips. Ideal location if you are planning on seeing other areas Buxton , Bakewell Chatsworth house and especially if you like walking. The dog felt at home and had plenty of places to go for walks such as the Monsal trail and enjoyed watching the world go by from the terrace. However, a few items which took the edge off the holiday and which is why we couldnt give it excellent rating. items such as some of the crockery were chipped and the base of the shower hadnt been completed or sealed. Overall, a good holiday with a good amenities including a hot tub and the welcome basket our host couldnt arrange the weather for us, but they were on hand if we needed them
Wish we could have stayed longer. Location of the house is great, had everything you could wish for. The welcome pack was a bonus and much appreciated. Would love to return in the future and have no problem in recommending this house.
Kirkham house was a lovely place to stay with family and doggie. The welcome pack was so nice, everything needed for a movie night! The games were great for the kids, as was the hot tub, and the little sun trap patio was so nice when the sun came out. Everything was great. Comfy bed, plenty of kitchen utensils, plenty of room everywhere. The only thing that we found that didn't work out as well for us was the studio annexe. Such a lovely little space, that would have been perfect for teenagers, but our grandchildren weren't old enough to be in there alone without an adjoining door to the house. And none of the adults were up to climbing up a ladder to get in the bunk bed! So we had to make a bed up on the floor next to one of the double beds so that all 3 kids could sleep in the same double bedroom in the house, and the studio was used for kids to play games in while we watched out from the above patio. Having said that, that particular situation was unique for us. We realize it wouldn't be possible to have an adjoining door, but would have made things so much easier if it had. All in all though, a lovely house and happy family memories made.

We had a wonderful weekend at Kirkham House, which is directly behind the main street of Matlock Bath. The house itself was lovely, with everything we could possibly need and with the comfiest beds ever! Everything was really clean and well cared for. The house is dog friendly, with a safe terrace area and our Beagle had a marvellous time too Neil the owner was great, providing us with some really useful info and ideas of places to visit, and the welcome pack was a lovely surprise. I would definitely recommend Kirkham House to anyone visiting the Matlock area, it was so homely and welcoming, with lots of attractions near by.
The location of the property in the heart of Matlock was perfect, just steps away from the main promenade. The communication from the owner 'Neil' was excellent before, during and after our stay and he seems to be a very helpful and 'hands on' host. His advice on parking in the garage was very much appreciated. The accommodation was very spacious with good sized bedrooms and comfy beds. The bathroom and shower were lovely with plenty of hot water. We enjoyed the hot tub once we'd fished the foliage out!. For us 6 in our party we all agreed it was just let down by the lack of cleanliness. Under the beds in two of the bedrooms we found food pasta & a couple of baked beans tissues, crayons, sponge bullets from a child's toy and lots of dusty tumbleweeds. The downstairs living room carpet was covered in crumbsdust too. We tried to hoover this on our fist day but the hoover barely worked and smelt awful. We accept it was a dog friendly property but the doggy smell was quite overpowering. The kitchen cupboards were way too full. With food & drink for 6 adults for 4 days we struggled to find sufficient space to store our own items. We ended up emptying a couple of cupboards into other cupboards so we could store our own food. We did have to clean them first though as the shelves were sticky and dirty. The outside space needs a tidy up and a clean. Lots of dead plants & weeds in old pots, lights that didn't work, upturned tubs of bird food, and lots of debris on the artificial grass etc. Overall we really enjoyed our stay. The weather was beautiful and we were able to spend the majority of our time outdoors visiting the local attractions. With regards to the property, a bit of a 'deep clean' a decluttering of the kitchen cupboards, and a new hoover would make for a more comfortable stay for future visitors.

Party of 7. Lovely house, well set out, very well equipped. The teenage boys with us loved their space staying in the studio. The welcome package was a lovely touch and well used! The owner was very friendly and helpful. If we stay in Matlock again we wouldn't hesitate to stay at Kirkham House again.
An incredible stay at Kirkham House for a few nights from 4th 6th April. The accommodation was cosy and an absolutely beautiful building. There is plenty of space for us and the pooch. Every essential item is provided and the welcome basket was gratefully received. A wet and windy few days weather wise but the hot tub was an added bonus. We look forward to booking again in the future as we really enjoyed our stay. Thank you so much!

What a fantastic place to stay the location is amazing in the heart of Matlock bay and walking distance to Abraham heights. The property owner was very helpful and at hand for anything that we needed. Parking don't bother trying to squeeze into the garage as it is verry tight! just take advantage of the parking at the top, or the carpark. hot tub was an added bonus for our holiday. Lots to do and the welcome pack was great. Would book again and thank you again for allowing us to stay. Reemal
We loved our stay at Kirkham house. The location was fantastic and the basket of goodies left was a really nice touch. We were celebrating our wedding anniversary and it was a perfect getaway to chill in the hot tub and take leisurely walks. It was a particularly cold few days though and with the house being so large it was a bit chilly at times. However the log burner helped. We would definitely recommend staying there.

Kirkham house was perfect for our family stay. The cottage was really cosy and well equipped. Our older kids loved having their own space in the Studio. Neil couldnt have been more helpful & accommodating, allowing early and late checkin and posting forgotten highlights. We loved Matlock bath, so many fish & chips Kostas was great. The Cavery at the Fishpond was fantastic too! Wed definitely recommend.
